How it works
From an address to your offer
Add the address
Paste the address from the listing and tell us whether you’re buying or renting. We match it to the public record and confirm the building and unit with you.

A plain summary of the home, every red and yellow flag the records support, what to ask and what we couldn’t check. Every finding shows the record it came from.
Prepare your negotiation
The full report includes a Negotiation guide. When you’re ready, add the terms you have in mind. The guide uses the findings to suggest documents to request and questions to ask the seller.

Scope
What we check, and what we don’t
What we check
- Any U.S. address: its jurisdiction, the state rules that apply, and public records where they’re online — building permits, open violations, tax and ownership records. See where records are connected.
- The advertised listing: price or rent, fees and charges as stated.
- The costs we can compute from those records, with the arithmetic shown.
- What we could not find — “no record found” is never treated as proof that nothing exists.
What we don’t do
- No inspections. We have not been inside the home.
- No legal advice, and no appraisal or lending advice.
- We never contact sellers, landlords, brokers or anyone else for you.
- Where a record is not online, we say what we could not check, who holds it and what to ask for.
