Coverage

Any U.S. address. Public records where they’re online.

Every report starts the same way: we confirm the address and the government whose records apply. What we can read after that depends on what that city or county publishes in a form we are allowed to use. Where a record isn’t online, the report names who holds it and what to ask for. It never treats a record it couldn’t check as clean.

Every address in the 50 states and DC

  • The address and its state, county and city or town, from the U.S. Census Bureau.
  • State rules: property tax after a sale and the seller’s disclosure for buyers, the security deposit limit for renters, each with its citation.
  • Every record we could not check, named with the office that holds it, and the documents to ask for.

Connected cities and counties

The parcel record confirms the property. Then we read the local permits, code cases, rental licenses, flood maps and other property records listed below. Each finding cites its record.

Everywhere else

Any other address in the 50 states and DC gets the full product: the full report and the Negotiation guide. Those reports are shorter. They confirm the address and jurisdiction, cite the state’s rules, and list each local record we could not check with the office that holds it, such as the county assessor or the city building department, and what to ask the seller or landlord for instead.

FEMA’s flood map services don’t permit automated queries, so outside connected flood layers we point you to FEMA’s Flood Map Service Center and your lender’s flood determination. Puerto Rico and the other territories are not covered yet.
